By investing in Real Estate (RE) acquisition, RE debt finance, and crypto venture capital opportunities. We are combining the best of both worlds. RE acquisitions and RE debt financing for stability and consistent growth while also being a crypto venture capital for explosive gains. Our model provides sustainability to our operations so that we can focus on really providing amazing investing opportunities to the community and grow our wealth together.
Our main criteria for RE is high Cash on Cash (CoC) return and high Cap Rates (CR) with a sharp focus on cash flow. We are looking at areas with great population growth, reliable industry, and in areas that cashflow. We are creating partnerships with brokers, dealers, and developers to bring us the best opportunities in the market. Real estate makes the most sense to start with. It provides consistent positive cash flow, appreciation, and has passed the test of time. RE also has the added benefits of appreciation and tax advantages. It's the perfect asset for us to achieve an independent financial future for the community.
Vetting will have several components to ensure the safety of both our investors and community. We have professionals vigorously screening through deals with our qualifying criteria. During the screening process, we are gathering all necessary information on the deal itself. As we gather more information, we will validate it with proper documentation and by third party checks if needed. If all items are satisfactory, then we will create the community proposal and allow everyone to vote on it. More details will be provided in the Project Submission/Review framework.
In addition to RE acquisition, we also have access to highly collateralized debt financing. This is when you provide capital for large development/construction projects and receive high interest rates for loaning money to a project before banks finance them. We have already spoken with developers and banks whose current offerings are very attractive. These investments are six month up to three year loans with interest paid out quarterly in most cases. Typically, only accredited investors have access to these highly collateralized deals. But not for long. We are all working together to take advantage of this.
As the markets shift and move, we’re taking every advantage to purchase large multifamily and commercial buildings as well as financing these deals for others as opportunities present themselves. Some quarters will be heavier on the Debt Financing and some will be heavier in acquisitions. Initially, it is advantageous to pursue debt financing since the returns are higher than most acquisition Cap Rates at this time.
To qualify our debt financing deals, our professionals and partners will vet the underlying project themselves. If the projects pass our stringent criteria, then we will propose the financing project to the community to vote on.
Crypto is here to stay and is still in its infancy. We deeply believe this and are vetting projects constantly to make sure we can invest only in the best. While a portion of our team focuses on the traditional investments to consistently increase our wealth, our crypto vetting team will focus on investigating projects for venture capital investments based on their team talent, tokenomics workflows, impact, scalability, and funding.
Most new projects have two common issues; funding and talent. Our incubator program will solve that problem for promising projects. Our incubator program will lend our team talent to great projects (where needed) and help them gain success quickly and safely. We will focus on verifying that the underlying project details create a new marketplace or value for our community to invest into.
We are launching Harvest with our own NFTs first. The NFTs will provide a voting power multipliers as well early access to our token which is also currently under development. We are designing 10,000 NFTs that are bringing us closer to a community driven towards financial freedom. There are other NFT benefits under consideration. We are placing all funds in a Multi-Signature wallet. You can find the Wallet Address here. After a project proposal has been voted on and approved, funds will be converted to fiat and sent to a legal representative as an intermediary for our project transaction. Revenue from our projects will travel through the same legal representative back to us and converted back to crypto and stored in our multi-signature wallet. Any funds moved into Fiat are to be represented by a NFT whose meta data includes the project proposal and amount. When the funds are completely recovered, the NFT itself will be archived or burned. We are staying as transparent as possible by leaving all non-invested funds in the Multi-Sig wallet. We are representing all invested funds as NFTs within the same wallet to stay transparent. All incoming revenue is transacted back to crypto in the Multi-Sig wallet.
We are creating a community that is positive, encouraging, and driven to reach financial freedom. This means that we are placing a large emphasis on education. It is paramount that we help each other learn as we earn. There are so many opportunities to create wealth yet many simply don’t know they exist or how to start. For the few that decide to investigate these different methods, they are met with a large volume of information that is difficult to sift through. We are removing these barriers. Our educational content focuses on being concise and simple. We are creating a YouTube channel as we produce content to place a larger emphasis on investing education in general.
